From the Ground Up: How Strategic Land Management Unlocks Long-Term Appreciation

This approach requires the right mindset from ownership, disciplined capital deployment, and relationships with skilled local operators who bring sound agronomic practices and a commitment to stewardship. Two recent projects from our management portfolio illustrate exactly what this strategy looks like in practice.

A Fresh Start for a High-Potential Illinois Farm

The first property came to our attention partly because of what was wrong with it. An abandoned railroad bed cut through the heart of the farm, and the drainage ditch running along the property was heavily overgrown with trees and brush — both of which hurt curb appeal, reduced farmable acres, and created ongoing maintenance liability. The farm's highway frontage and the added income stream from two wind turbines on the property made it an attractive long-term hold, but the cleanup work had to come first. We coordinated the removal of the railroad bed and full clearing of the ditch, completing the project under budget — a result that reflected both the quality of our contractor relationships and the thoroughness of our pre-acquisition underwriting. Looking ahead, we plan to seed down areas of the farm that would benefit from grassed waterways, further reducing erosion risk and enhancing the long-term productivity of the land. Our Energy Management division also played a role here, assisting with the wind lease structure to ensure ownership is well-positioned to maximize that revenue stream for years to come.

Building Value Through Drainage and Access on a Central Illinois Farm

The second property presented a similar opportunity: a farm acquired at a discount with clear, identifiable paths to improvement. Like the first, the drainage ditch was choked with trees that compromised both the function and appearance of the farm. We cleared those trees and installed a large crossing over the ditch, giving our tenant significantly better access to farm all tillable acres efficiently — an improvement for the operator that also strengthens the tenant relationship and long-term lease stability. The marquee improvement, however, was a comprehensive subsurface drainage tile system. The presence of two active oil wells on the property added complexity to the design process, so we engaged a third-party engineering firm to develop the tile plan and partnered with a reputable local contractor for installation. The result is a materially improved farm — one with enhanced production potential, better soil health management, and a stronger value proposition in the marketplace. Our Energy Management division is also actively involved on this property, advising on the oil wells and mineral rights to ensure the ownership team is capturing full value from those assets.
