Dirt Talk Weekly - Iowa Land Auction Prices, October 21 - October 27, 2016

Greetings!  Land auctions were down from last week.  There was a total of 839 acres offered at auction, of those acres 553 were tillable acres.  I would describe the auction results as “good”, and there were no “no sales” last week.  On $/tillable CSR2 point, there were no crop farms below $100/tillable CSR2 point.   The range was from $108/tillable CSR2 point to $135/tillable CSR2 point.   

A few of the highlights from last week:

  • 337 acres sold in Louisa County in 5 tracts
    • Tract 1 - 15 acres sold $5,200/acre (recreational tract/building site)
    • Tract 2 - 122 acres sold $4,000/acre - CSR/CSR2 63/66
    • Tract 3 - 51 acres sold $4,500/acre - CSR/CSR2 68/72
    • Tract 4 - 23 acres sold $3,900/acre (recreational tract)
    • Tract 5 - 126 acres sold $3,325/acre (recreational tract)
  • 80 acres sold in Plymouth County for $8,212/acre - CSR/CSR2 71/82
  • 40 acres sold in Lyon County for $10,800/acre - CSR/CSR2 58/85
  • 80 acres sold in Palo Alto County, “the Dirt Dealer”, for $9,500/acre - CSR/CSR2 79/88
  • 107 acres sold in Muscatine County in 2 tracts
    • Tract 1 - 72 acres $5,706/acre - CSR/CSR2 76/77
    • Tract 2 - 35 acres $6,716/acre combination pasture/cropland

The realtors I visit with continue to say auction prices are holding up very well and exceeding expectations.  Also, the auction calendar for the month of November looks to be busy.
