Price/Acre - November 26 - December 2, 2016

There were 30+ tracts of land sold at auction between November 26th and December 2nd. During these auctions, there was a total of 3,637 +/- acres available for purchase and of those acres, 3,316 +/- were tillable acres.  Overall, the sale results were “good” with several “strong” sales. That said, there were four tracts that were “no sales”.  The Price/Acre ranges from $3,100/acre for a tillable tract in southwest Iowa to $11,500/acre for a tillable tract in both northwest Iowa and eastern Iowa. The average Dollar ($) / Tillable CSR2 point for the tracts that successfully sold is $114/pt.  

A few of the highlights from last week:

  • 80 acres sold in O’ Brien County for $11,500/acre with a CSR2 of 74.5
  • 200 acres sold in Clinton County for $11,500/acre with a CSR2 of 88.3
  • 160 acres sold in Ida County for $10,100/acre with a CSR2 of 85.1
  • 114 acres sold in Page County for $9,000/acre with a CSR2 of 89.0
  • 154 acres sold in Pottawattamie County for $11,000/acre with a CSR2 90.8
  • Three separate tracts sold in Cerro Gordo County for $10,250/acre. The CSR2 rating of these tracts ranges from 82.1 to 88.0
  • 77 acres of recreational land sold in Page County for $3,613/acre
  • 106 acres of CRP & pasture land sold in Keokuk County for $5,850/acre

The month of November was a very active month for land auctions in Iowa. Per our records, there were 130 tracts marketed to be sold at auction in November. Of these tracts, 117 tracts successfully sold and 13 tracts were “no-sales”. Our November Auction Results report is now available.
