Property Info

Description

Peoples Company is proud to present 80 acres m/l located along the renowned Skunk River corridor in Washington County, Iowa. Conveniently situated less than one mile from a hard-surfaced road, this property offers an exceptional combination of accessibility, recreation, and long-term conservation value.

Thoughtfully planned and seeded with high-quality native grass mixes and forbs, the property was designed to preserve and enhance wildlife habitat across the landscape. The surrounding neighborhood is well known for supporting strong populations of pheasants, whitetail deer, and resident waterfowl, making this an attractive opportunity for outdoor enthusiasts and conservation-minded buyers alike. The Skunk River corridor has long been recognized for its outstanding recreational appeal, and this farm places you in the heart of it.

The property is enrolled in the Wetland Reserve Program, creating a diverse and evolving habitat that will continue to improve over time. This allows the future owner the rare opportunity to enjoy and observe the natural progression of a thoughtfully restored wildlife property as it matures season after season. At the center of the farm lies a nearly 3.7-acre shallow U-shaped wetland pond specifically designed to establish wetland vegetation, improve habitat diversity, and attract waterfowl throughout the year. If the property is properly managed through periodic mowing and prescribed burns, the native habitat plantings will continue to flourish, providing exceptional cover and valuable forage for wildlife. The property was seeded with a carefully selected blend consisting of Midwest Ephemeral Pond Mix, Central Cordgrass Wet Prairie Mix, and Central Wet Mesic Tallgrass Prairie Mix, all designed to enhance habitat diversity and support long-term ecological health.

At first glance, this may seem like a property some buyers could overlook, but the true value lies in its location and surrounding habitat. Positioned in an excellent area for whitetail, waterfowl, and upland game hunting, the farm benefits from immediate proximity to some of southeast Iowa’s most respected recreational and conservation areas. The Skunk River borders the area to the south, while nearby McKain Access offers convenient river access for boating, fishing, and summer recreation.

Additional nearby amenities include Brinton Timber, known for its scenic trails and horseback riding opportunities; Schmitter Heritage Area, featuring multiple stocked ponds and quality public recreation; Rubio Access, which encompasses nearly 800 acres of exceptional wildlife habitat; and Lake Darling, with 302 acres and 18 miles of shoreline. Together, these surrounding attractions enhance both the recreational appeal and overall enjoyment of owning property in this area.

For additional details regarding the Wetland Reserve Program, habitat improvements, and opportunities to further collaborate with NRCS to customize and enhance the property, please contact the listing agent.
