Peoples Company is pleased to present the LePage/Cole Junction River Bottom farm in Jefferson City, Missouri. Located off Highway 179, north of Jefferson City, in the Cole Junction bottoms, this highly tillable, top quality farm would be a great add-on unit to an existing farm operation or investment-grade quality land purchase. The road circles the west side and north end, meaning the farm lays in a "boomerang" shape from the road to the levee. There are about five acres of tillable land and some great hunting land outside the levee. The main farm is basically one large field, with incredibly deep silt loam soils. There is a field lane down the north/east sides for access. The levee is at 34.5' and very well maintained. One benefit of this levee, besides holding water, is that it is seeded to brome grass and can be grazed or harvested for hay, generating a good beneficial income. The cropland is all laser graded for flood irrigation. There are 193.82 tillable m/l acres inside the levee and about 5 acres outside. There are six irrigation risers across the farm, all supplied by 10" underground pipe. The well is 80' deep, with the pump at 66', with a capacity of 1100-1200 gallons per minute. The pump is 8" and powered by a 45HP John Deere engine. There is also a small "sand-point" well with an electric pump that is adequate for filling sprayer tanks. The farm is in the very well managed, very protective, Cole Junction Levee District. The last flood was the Great Flood of 1993 and then the farm caught about a foot or so of silt, no sand, and very little current. The farm shows all good silt loam soils, no sandy areas, and no wet/gumbo looking soils. There is one drainage swale and it is typically dry and can be farmed through.
