The stewards of Wilson Heritage Farms, LLC have remained committed to improving and preserving the land for future generations. Most recently, in 2024, approximately 13,359 feet of drainage tile was professionally installed and connected to roughly 1,500 feet of existing tile, significantly improving drainage, farmability, crop production, and erosion control. These improvements reflect the same philosophy that has guided the farm for generations: care for the land, continually improve it, and leave it better for the next steward.

Wilson Heritage Farm represents nearly 150 years of Iowa agricultural heritage. The farm’s roots trace back to approximately 1875, when the property was acquired by the father of John Brown Wilson (1895–1973). John carried that legacy forward through an era that transformed farming from horse-drawn equipment to modern mechanization. His son, Don Wilson (1928–2018), continued the family tradition, dedicating much of his life to caring for the land and preserving it for the generations that followed. In 1975, that commitment was formally recognized when the property earned designation as an Iowa Century Farm, celebrating 100 years of continuous Wilson family ownership and stewardship.

Following Don’s passing, the farm transitioned to his daughters, Elizabeth (Wilson) Oldani and Deborah J. Wilson, carrying the family’s connection to this land into yet another generation. Elizabeth and her husband, Dann Oldani, later established Wilson Heritage Farms, LLC, intentionally choosing the name to honor the generations whose hard work, sacrifice, and perseverance built this legacy. As this chapter of over 150 years of Wilson family ownership comes to a close, the hope is that the next owner will recognize what this land represents, continue its tradition of responsible stewardship, and have the opportunity to write the next chapter and build a legacy of their own.

Earnest Money Payment: A 10% earnest money payment is required at the time of signing the Purchase Agreement. The earnest money payment may be paid in the form of or check or wire transfer. All funds will be held in the Peoples Company Trust Account.

Closing: Tract 1's Closing will occur on or before Tuesday, January 5th, 2027. Tract 2's Closing will occur on or before Friday, December 11th, 2026.  The balance of the purchase price will be payable at closing in the form of a guaranteed check or wire transfer.

Possession: Possession of the farm will be given at closing. Subject to tenants' rights.

Farm Lease: The farm lease has been terminated and is open for the 2027 cropping season.

Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced, and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary. 

Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. Peoples Company and its representatives are agents of the Seller. The winning bidder acknowledges that they are representing themselves in completing the auction sales transaction.
