These tracts are located northeast and southwest of Grand Junction, Iowa, in Sections 6, 25, 26, 27, 28, and 33 of Junction Township, Greene County, Iowa.

The farmland tracts are in a strong agricultural community with several grain marketing outlets located nearby, including the Louis Dreyfus ethanol plant located within four miles of all the tracts. These highly tillable farms would make for great add-on tracts to an existing farming operating or an investment for the Buyer looking to diversify their portfolio or hedge inflation. The farmland is leased for the 2025 season. Farm lease terminations have been given and farming rights are available for the 2026 growing season.

Beaver Creek Wind Project
Tracts 3-6 are all enrolled in a Windpark Easement Agreement with Mid-American offering an additional income stream beyond commercial farming. Tract 3 has two turbines on the property, and Tract 6 has a single turbine on the property. Tracts 3 & 6 receive an annual payment for the wind turbine, as well as an annual payment on the underground collection wires and hardware, the land, and the road installed on the property. Tracts 4 & 5 receives an annual payment on the land only. The annual payment for the four tracts is scheduled to grow at 2% annually, and the Buyer/Winning Bidder will receive all future lease payments. Official payment information is being finalized. Tract 1

Description

Tract 1 consists of approximately 63.11 acres m/l with an estimated 60.18 FSA cropland acres. The CSR2 soil rating for the farm is 87, well above the Greene County, Iowa average CSR2 soil rating of 78.3. Prominent soil types include highly productive Webster clay loam, Nicollet loam, and Clarion loam. This tract is located in Section 6 of Junction Township, Greene County, Iowa.

Tract 1 adjoins Tract 2, and they are currently being farmed together. Access to the farm is from paved County Highway P33 / S Avenue.

Of the cropland acres, there are currently 87.60 acres being farmed, with the remaining 13.30 acres certified as grass bordering the open ditch in the northeast corner of the tract. The tillable acres have a CSR2 soil rating of 86.2, well above the Greene County, Iowa average CSR2 soil rating of 78.3, and the grass acres have a CSR2 soil rating of 59.9. Description

Tract 3 consists of 160 acres m/l with 156.30 FSA cropland acres. Of the cropland acres, 153.40 acre currently farmed, with the remaining 2.90 acres enrolled in the Conservation Reserve Program (CRP). See the attached 'CRP Map'. The row-crop acres have a CSR2 soil rating of 69.5. Access to the farm is from V Avenue. This tract is located in Section 28 of Junction Township, Greene County, Iowa.

CRP Contract Details:
Contract #12147 - 2.90 Acres enrolled in a Grass Filter Strip (Practice CP21) with an annual payment of $870 ($300/Acre). This contract is set to expire in September 2039.

Part of the tract lies in the lower half of Drainage District #169. This drainage district only has open ditches as apart of its current drainage infrastructure. An open ditch runs along a majority of the western boundary, and forks just south of the Louis Dreyfus ethanol plant next to the farm. See the attached 'Tile Map' for more details.

Pipeline Easements & Information
There is a Summit Carbon Pipeline Easement Agreement on 152.673 acres, excluding 7.327 acres in the southeast corner of the tract. The easement is 50 feet in width and permanent, with temporary construction easements in place as well. Summit Carbon has paid for this easement, although the pipeline has not yet been built. This easement is considered 'Phase 1', and there is a 'Phase 2' Easement Agreement that will be needed for Summit to continue their pipeline project; it has not been signed by the current owners. The Phase 2 pipeline comes from the south and meets with the pipeline in the northwest corner. It includes a permanent 50-foot wide easement covering 2.34 acres.  See the attached 'Summit Carbon Pipeline Easement Map' for approximate locations. Contact the listing agent for more information.

Another pipeline easement with the Louis Dreyfus Commodities Grand Junction, LLC from 2009 exists on the property. This easement includes a 50' wide strip of land, allowing Louis Dreyfus to construct, maintain, or repair a pipeline. Currently, no pipeline has been constructed under this easement.

Of the cropland acres, 135.54 are currently being farmed with 12.40 acres enrolled in the Conservation Reserve Program (CRP) as filter strips running alongside the West Beaver Creek that flows through the east side of the property. County drainage tile is located on the tract. A 20" tile main runs across the northwest corner of Tract 5, then crosses the road and runs along the eastern boundary of Tract 4, eventually outletting into the West Beaver Creek in the southeast corner of the property. Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit the required earnest money payment into the Peoples Company Trust Account. The Seller will provide a current abstract at their expense. The sale is not contingent upon Buyer financing.

Financing: The purchaser’s obligation to purchase the Property is unconditional and is not contingent upon the Purchaser obtaining financing.
