The partnership of Peoples Company and Community Insurance Agency were honored to represent the Garst Family in the sale of 1,998.04 total acres m/l located in Coon Rapids, Iowa, and in the West Central Iowa counties of Carroll, Greene, Audubon, and Guthrie. Of the 1,998.04 total acres m/l, there were 1,910.27 FSA cropland acres with outstanding average CSR2 values between 88.6 and 70. The actual planted acres for the entire portfolio for 2021 show 1,638.99 acres with the difference between the FSA cropland acres being acres enrolled in the Conservation Reserve Program (CRP), waterways, and terraces.

MULTI-CHANNEL MARKETING APPROACH

Our team utilized an innovative multi-channel marketing approach, including a variety of print and digital marketing methods, to expose this unique opportunity to the entire marketplace. Detailed below are a few examples of the custom-designed approach exerted in the campaign.

CUSTOM BRANDING

We created an original “brand” for Garst Farms in west central Iowa. The brand, fonts, color palette, and secondary graphic elements were used throughout the marketing campaign to highlight, compliment, and visually communicate aspects of the farm. By creating a unique identity for the project, we helped set it apart from others in the marketplace, made the auction recognizable, and kept the sale “front of mind” for prospective buyers.

PHOTOGRAPHY

Our team employed professionals to capture photographs from every angle of the property including both ground and aerial photography to be used throughout the marketing campaign. Photos were taken at all times during the day including early in the morning and late in the evening to capture the “golden hour” lighting on the property. Aerial, high-resolution drones and professional cameras were utilized to take quality photos of the entire property.

BROCHURE

Our in-house design team created a custom oversized 16-page brochure outlining the details of the property. This brochure was used as a primary marketing piece when presenting the property to potential buyers.

POSTCARD

A custom postcard was created and sent directly to landowners in the area. This mailer included professional photography, contact information, auction specifics, and high-level information about the property. These postcards were meant to spark interest and lead potential buyers to the customized website where they could find more detailed information on the property.

CUSTOM WEBSITE & SOCIAL MEDIA

A comprehensive and interactive website was built by our team and customized specifically for this auction. The website served many functions as an all-encompassing marketing tool. CLICK TO VIEW.

Social media campaigns gave the sale vast exposure to potential buyers regardless of their location. Social media posts had great traction resulting in a large number of impressions and traffic to the website from across the country.

PROFESSIONAL VIDEO

Our team created a comprehensive video to showcase the property. With a tailored marketing approach, we tied this video together with the same style that was used to compile the other marketing materials, which creates a uniform look across all channels.
