Co-Broker: Co-Broker must properly register their client 48 hours prior to the Auction date by filling out our Broker Registration Form. Contact Joel King for a Co-Broker form. 
 
Survey: No survey will be completed on subject property but there is the original plat available in attachments.
 
Auction Method: The real estate is being offered as “Subject to Sellers Approval”. The Trustee will be onsite at the sale to make a decision at the conclusion of the auction. The bids will be by the dollar. Sale of real estate is subject to selling prior to the auction date. 

Earnest Money: Buyer shall immediately pay to the escrow/closing agent an earnest money deposit of no less than Ten Percent (10%) of the total contract price. The earnest money payment may be paid in the form of cash or check and be held in trust at Professional Title in Jonesboro, AR.
 
Closing: Closing will occur on or about Friday, April 18th, 2025, at the office of Professional Title in Jonesboro, AR. The balance of the purchase price will be payable at closing in the form of cash, guaranteed check, or wire transfer.
 
Possession: Possession of the property will be no later than 30 days after the closing date.

Contract & Title: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current title policy at their expense. All other closing costs will be split as if  Sale is not contingent upon Buyer financing. 
 
Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number in order to bid at the auction.
