The tillable acres include highly productive soil types of Clarion Loam and Webster Clay Loam. Of the total cropland acres, there are approximately 79.2 Acres currently being farmed with the balance including 11.10 Acres enrolled in the CRP program (Conservation Reserve Program). The CRP contract details are listed below:
  • Contract #10117C – 9.90 Acres enrolled in Filter Strips (Practice CP21) with an annual payment of $3,400 ($343.32 per acre).  This contract is set to expire Sept. 2024 but the Seller has signed paperwork to continue the CRP practice beyond 2024.  A buyer would have the opportunity to discontinue the CRP contract after Oct. 2024 and convert these acres back to tillable farmland.
  • Contract #11704A – 1.20 Acres enrolled in Contour Grass Strips (Practice CP15A) with an annual payment of $360 ($299.43 per acre).  This contract is set to expire Sept. 2033.
 
Electric transmission infrastructure, including a 69 KV electric substation owned by MidAmerican, is located on the adjoining property and could increase the potential for solar development or economic development projects. A Northern Natural Gas Storage lease is located on the westernmost 37.25 acres of the property (Dallas County Assessor Parcel ID #1303100015). The lease will transfer with the land and includes an annual payment that increases $0.35 per acre, per year. Note that the payment is paid in advance, and not in arrears. The payment for 2024 was $23.95 per acre and will increase to $24.30 in 2025.
