This tract features 500 tillable acres under pivot and averaging a productivity index of 39.3. The primary soil types include Lohnes coarse sandy loam, Lohnes sandy loam, Sioux sandy loam, Hecla loamy fine sand, Ulen fine sandy loam, Arveson clay loam, and Syrene sandy clay loam. These soils are suitable for corn, soybeans, edible beans, sunflowers, and small grains. The land is under a cash rent contract for the 2022 crop year. The current cash rental rate is $250 per crop acre (500 acres m/l) or $125,000 total.
The farmland is irrigated by four pivots. Pivot #1 (7 towers) and pivot #3 (8 towers) are in Section 30. Pivot #2 (7 towers) is on Section 29, and pivot #4 (6 towers) is on Section 29. There are two wells that provide water to the irrigation systems. Well #147231 has a flow rate of 1682 GPM and well #147232 has a flow rate of 1001 GPM.

The seller paid for a gravel exploration report which was completed by Northern Technologies, LLC.
