Description

Peoples Company is pleased to present a truly unique recreational offering in eastern Iowa, ideally positioned within convenient reach of several metro areas. This 102.56-acre property lies just west of Tipton and east of Solon, featuring over a quarter mile of scenic Cedar River frontage. Whether you’re looking to enjoy the remainder of summer outdoors or thoughtfully prepare for the upcoming fall hunting seasons, this opportunity offers immediate usability and long-term potential.

Recreational farms along a river are by nature dynamic, rich with habitat diversity, natural movement corridors, and year-round recreational appeal. This tract is no exception. With multiple access points, the property allows for strategic entry and exit routes, enhancing hunting effectiveness while also providing flexibility for general enjoyment with family and friends.

One of the standout features is the approximately 2-acre area located in the northeast corner, safely positioned outside the floodplain. This area presents an excellent opportunity for a future home site or cabin, offering the rare chance to build and enjoy a private recreational retreat with direct access to the land’s many amenities.

The property is ideally situated between the River Valley and Cedar Bluff Wildlife Areas, creating access to over 238 acres of additional public recreational ground nearby. This region is well known for its strong populations of whitetail deer and wild turkey, with abundant opportunities for fishing and waterfowl hunting along the Cedar River corridor.

From a conservation and investment standpoint, the property is enrolled in two government programs. Approximately 70 acres are part of the Forest Reserve Program, contributing to remarkably low annual property taxes of just $94. Additionally, 45 acres (m/l) are enrolled in the Wetland Reserve Program (WRP), enhancing wildlife habitat and supporting a thriving ecosystem. The current ownership has been permitted to establish food plots and removable hunting blinds within the WRP area, an important advantage for those looking to actively manage and hunt the property. Further details and documentation regarding the WRP contract are available upon request.

This farm has proven itself as a strong hunting property, with established food plots, heavily traveled game trails, and natural pinch points along the Cedar River, particularly effective during the Iowa rut for intercepting mature whitetail bucks.

Properties like this offer more than just land, they offer experiences, memories, and a connection to the outdoors that is increasingly hard to find. Whether you’re seeking a private hunting retreat, a future build site, or a diverse recreational investment, this Cedar River property is one you’ll want to experience firsthand.
