The farms will be offered via a live Public Auction that will take place at 10:00 AM CST on Thursday, November 20th, 2025, at the Dayton Community Center, 104 1st Street NW, Dayton, Iowa. The land will be sold as six individual tracts using the "Buyer’s Choice" auction method on a price-per-acre basis. The high bidder can take, in any order, one, two, or all of the tracts for their high bid. "Buyer's Choice" auctioning will continue until all tracts have been purchased and removed from the auction. Tracts will not be offered in their entirety after the auction. This auction can also be viewed through the Peoples Company mobile bidding app, and online bidding will be available.

The tract has 3.11 acres enrolled in CRP paying $300/acre and expiring in 2027. The tract is situated in Drainage Districts #49 and #176. Per discussions with the Webster County Drainage Clerk, there are no outstanding assessments due or upcoming projects in these drainage districts. 

Currently, access is not available for crossing the open drainage ditch to reach the western portion of the property. We have talked to the county drainage engineer and a local contractor about the process and cost of getting a crossing installed. Please contact the listing agent for more information.

Earnest Money Payment: A 10% earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of a check or wire transfer. All funds will be held in Peoples Company's Trust Account. 

Closing:  Closing will occur on or before Thursday, December 18th, 2025. The balance of the purchase price will be payable at closing in the form of a guaranteed check or wire transfer. 

Possession: Possession of the farm will be given At Closing, Subject to the Tenant's Rights.
 
Farm Lease: The farm lease has been terminated, and the tracts are open for the 2026 growing season. 

Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company's Trust Account the required earnest money payment. The Seller will provide a current abstract at their expense. The Sale is not contingent upon Buyer financing.

Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.

Access: If Tracts 4 & 5 are purchased separately, the buyer will be responsible for installing a new driveway. Webster County Secondary Roads Department has approved new driveways along Highway D54 / 330th Street.

Survey: Tracts 4, 5 & 6 will be surveyed prior to the auction, and their boundaries will be staked before the Auction. If Tracts 1 & 2 sell separately, the west boundary line between them will be marked. No additional surveying or staking will be provided by the Seller.
