Peoples Company is pleased to represent Sharon and the late Donald Fisher with the sale of high-quality Mahaska and Wapello County farmland, located just northeast of Kirkville, Iowa. The farm will be offered via Public Auction as one individual tract and will take place at 10:00 AM (CST) at the Fremont Community Center in Fremont, Iowa.

The farm consists of 231.09 acres m/l with 220.1 FSA tillable acres carrying a CSR2 value of 85.5. This tract is located in a coveted agricultural area, with easy access to multiple grain marketing options including grain elevators, livestock feed mills, and ethanol plants. Soil types on these tracts are some of the best in Iowa, including Mahaska and Otley silty clay loam.

The balance of acres on this tract is currently being used as a feedlot and working area for cattle and sheep. There are two machine sheds on this tract that could be used for housing livestock or equipment. The farm does have a lease in place for the 2024 crop year. The Winning Bidder will receive a cash rent credit at closing in the amount of $300 per tillable acre.

Directions

From Kirkville, Iowa: Head north out of town on N Cedar Street for 0.6 miles. Continue north onto 185th Street and continue for 0.7 miles. The farmland will be located on the north side of 185th Street.

Auction Method: The farm will be sold as one individual tract via the auction method of marketing. Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number to bid at the auction.

Farm Program Information: Farm Program Information is currently provided by the Mahaska County Farm Service Agency. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc. are subject to change when the farm is reconstituted by the Mahaska and/or Wapello County FSA and NRCS offices. Bidders should note that while the farm is located in both Mahaska and Wapello County, the Mahaska County FSA office is where all FSA and NRCS information on the farm is currently housed.

Earnest Money Payment: A 10% earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of cash or check. All funds will be held in the Peoples Company Trust Account.

Closing: Closing will occur on or before Wednesday, May 8th, 2024. The balance of the purchase price will be payable at closing in the form of a guaranteed check or wire transfer.

Possession: Possession of the farm will be given At Closing, Subject to Farm Tenant's Rights.

Farm Lease: There is an active farm lease in place for the 2024 crop year. The Winning Bidder will recieve a cash rent credit at closing in the amount of $300 per tillable acre.

Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense.

Financing: Buyer’s obligation to purchase the Real Estate is unconditional and is not contingent upon Buyer obtaining financing. All financial arrangements are to have been made prior to bidding at the auction.

Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.

Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per-acre basis. Peoples Company and its representatives are agents of the Seller. The winning bidder acknowledges that they are representing themselves in completing the auction sales transaction. Any announcements made on auction day by the Auctioneer or Listing Agents will take precedence over all previous marketing material or oral statements. Bidding increments are at the sole discretion of the Auctioneer. No absentee or phone bids will be accepted at the auction without prior approval of the Auctioneer.
