Greene County, Iowa Online Only Farmland Auction – Mark your calendar for Thursday, February 20th, 2025! Peoples Company is pleased to represent the Abbey Brianne Paulson Revocable Trust in the sale of 156.03 acres m/l, to be surveyed, of prime Greene County, Iowa farmland. The portfolio consists of two high-quality Central Iowa farmland tracts located north of Grand Junction, Iowa and within close proximity to paved Iowa Highway 144 in Sections 16 & 21 of Junction Township. These farms have been farmed organically in the past, and an incoming buyer would have an opportunity to continue to farm them organically.

These nearly 100% tillable farmland tracts are located in a strong farming community and would make for great add-on tracts to an existing farming operation or an investment for the Buyer looking to diversify their portfolio or hedge inflation. There are several grain marketing outlets located nearby, including grain elevators and ethanol plants, with the Louis Dreyfus Company grain elevator and ethanol plant located half a mile south of Tract 2.

The current farm lease has been terminated and farming rights are available for the 2025 growing season. 

Alliant Energy owns multiple substations north of the tracts near Paton, Iowa and south of the tracts in Grand Junction, Iowa, with the tracts lying in between. An overhead transmission line runs between the transmission stations along Iowa Highway 144. These substations have a capacity of 69 Kilovolt and could offer additional land use options for an incoming buyer.

Beaver Creek Wind Project
These two tracts were enrolled in a Windpark Easement Agreement with Mid-American in 2016. Tract 1 has a wind turbine, and receives payments on the turbine, the underlying wires and hardware, and the land. Tract 2 does not have a wind turbine, but receives a payment for the land. The Windpark Easement Agreement will transfer with the land, and the incoming buyers will receive the 2025 wind payments for the respective tracts. Contact the listing agent for more details.

Tract 1

Description

Tract 1 consists of 101.25 acres m/l (acres subject to change after survey is completed) with 95.57 FSA cropland acres and a CSR2 soil rating of 77.1. The cropland acres are certified as Non-Highly Erodible Land (NHEL). Prominent soil types include Webster clay loam, Coland clay loam, and Clarion loam with over 60% of the farm boasting a CSR2 soil rating of 83 or above. Access is from the north off of 185th Street with close proximity to Iowa Highway 144 just west. The Union Pacific Railroad tracks make up the western border of the farm.

The tract was enrolled in a Windpark Easement Agreement with Mid-American in 2016. Located on the property is a wind turbine that is a part of the Beaver Creek Project. An incoming buyer would assume the annual wind turbine payments, contact the listing agent for more details.

The tract is located within Drainage District #169 and has an open ditch south of the farm that carries water off the farm and outlets into the West Beaver Creek in Section 34 of Junction Township. Drainage District #169 doesn't currently have any underground county tile lines, just the open ditch. See the attached 'Tile Map' for approximate location.

The farmland tract is open for the 2025 cropping season. This highly tillable farmland tract is located within the southwest Quarter of Section 16 in Junction Township, Greene County, Iowa.

Directions

From Grand Junction, Iowa: Head north on Iowa Highway 144 for three miles. Then, turn right (east) onto 185th Street. Cross the railroad road tracts, and the farm will be on the right-hand (south) side of the road. Look for Peoples Company signage.

Description

Tract 2 consists of 54.79 acres m/l (acres subject to change after survey is completed) with 53.48 FSA cropland acres and a CSR2 soil rating of 62.5. The cropland is certified as Non-Highly Erodible Land (NHEL) and the prominent soil types include Mayer loam, Webster clay loam, and Wadena loam. Access is from the west off Iowa Highway 144. The Union Pacific Railroad tracks make up the eastern boundary of the farm.

A Wetland Determination was completed by the Greene County NRCS Office in 2016 that certified the cropland acres as Prior Converted / Non-Wetland (PC/NW) with no drainage restrictions on the tract. Previously, this tract has been farmed as an organic farm; however, an incoming buyer could continue the organic practice or convert the tract to conventional farming practices.

The tract was enrolled in a Windpark Easement Agreement with Mid-American in 2016 and is a part of the Beaver Creek Wind Project. Although there is no wind turbine on the farm, a payment is still made on the land. An incoming buyer will receive the 2025 land payment.

The farmland tract is open for the 2025 cropping season. This highly tillable farmland tract is located within the southwest Quarter of Section 16 and the northwest Quarter of Section 21 in Junction Township, Greene County, Iowa.

Possession: Possession of the land will be given At Closing.

Farm Lease: The Farm Lease has been terminated with farming rights available for the 2025 growing season. 

Closing: Closing will occur on or about Friday, March 28th, 2025. The balance of the purchase price will be payable at closing in the form of cash, guaranteed check, or wire transfer.

Contract & Title: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer financing.

Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number in order to bid at the auction.

Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per acre basis.
