The Runde Family Farm was first homesteaded in 1961 and has not been publicly available for over 50 years. The Runde Family Farm has used meticulously managed organic farming practices since 2000. This farm has been 100% USDA-certified organic since 2003. The Runde Family Farm has been free of synthetic chemical inputs such as synthetic fertilizers, pesticides, and genetically modified (GMO) seeds for over twenty years (beginning in 2000), three years before receiving Global Organic Alliance, Inc. organic certification. The Runde Family Farm has utilized natural processes and materials that contribute to soil health, pest and weed management, and conservation of biological diversity, ensuring organic integrity and long-term sustainability. Cover crops have also been implemented to improve soil health, control erosion, improve water infiltration, and manage nutrients. The contours and terracing on this farm are a soil conservation practice applied to prevent rainfall runoff and soil erosion, allowing the water to soak into the soil instead.  

These high-quality farmland tracts are located in a strong farming community. Method of Sale: The property will be sold as two individual tracts through a One-Chance Sealed Bid Auction. The format encourages bidders to submit their highest and best offer in writing for Tracts 1, Tracts 2, or a combination of both tracts, as there will be no live bidding or additional rounds of bidding for the property. In the unlikely event there are two or more bids for the same amount, each party then would be asked if they wish to raise their bid until concluded. 

Earnest Money Payment: An earnest money payment of 10% of the purchase price will be due upon acceptance and notification of a successful offer. The earnest money payment may be paid in the form of a check or wire transfer. All funds will be held at Tri-County Title Services, LLC. 

Financing: The sale of the property is not contingent upon the Buyer obtaining financing. All financing arrangements are to have been made before bid submission. By bidding, the bidder makes a representation that he/she has the present ability to perform at the bid price and will fulfill all obligations within the Real Estate Sale and Purchase Agreement. 

Closing: Closing will occur on or before Thursday, February 22, 2024. The balance of the purchase price will be payable at closing in the form of a wire transfer. 

Possession: Possession of the land will be given at Closing.
 
Farm Lease: The farm is available for the 2024 cropping season.

Farm Program Information: Farm Program Information is provided by the Grant County Farm Service Agencies. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc. are subject to change when the farm is reconstituted by the Grant County FSA and NRCS offices.

Contract & Title: The successful buyer will enter into a real estate sales contract and deposit the required earnest money payment with Tri-County Title Services, LLC. The Seller will provide a current title commitment at their expense. The sale is not contingent upon Buyer financing.

Survey: Survey work has been completed by Austin Surveying, LLC to establish acre amounts. It will be the responsibility of each buyer to pay for any fees to monument boundaries of purchased tracts if they choose to do so. The sellers will pay for no additional staking.

Vacant Land Disclosure Report: Buyer waives his right to the Vacant Land Disclosure Report under Wis. Stat. §709.02 and further waives his right to rescind under Wis. Stat. §709.05 according to Wis. Stat. §709.08.

Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by Peoples Company or Seller. Peoples Company and its representatives are agents of the Seller.
