There are also 11 acres m/l of cropland that have a productivity index of 59.1, which could be rented out for additional income or seeded into food plots. The seller is open to renting the cropland back after the sale at a rate of $85 an acre. (11 acres x $85 = $935 annually) The thick grassland may provide cover for deer and upland game birds.

The owner has signed a wind farm easement on this parcel. The buyer will receive that annual easement payment and future income if a wind turbine is placed on the land. The easement and "potential" income documents are in the attachments.

Offering Williams County, North Dakota farmland through an ONLINE ONLY auction where all bidding must be done online through Peoples Company's bidding application. Earnest Money Payment & Possession: A 10% earnest money payment is required upon the conclusion of the auction. The earnest money payment may be paid in the form of a check or wire transfer. All funds will be held in The Title Company's Trust Account. 

Closing: Closing will occur on or about June 12th, 2024. The balance of the purchase price will be payable at closing in the form of cash, guaranteed checks, or wire transfers.

Contract & Title: Immediately upon the conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. The sale is not contingent upon Buyer financing.

Bidder Registration: All prospective bidders must register with Peoples Company and receive a bidder number in order to bid at the auction.

All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per acre basis.
