Farm Operators

Partnering with high-quality farm operators is an essential part of our asset acquisition and management strategy. Our team aims to align landowner and operator goals that create beneficial outcomes for all parties.

Farmland ownership provides two forms of return, annual income and long-term appreciation. As part of our management strategy, Peoples Company managers focus on improving soil health, documenting yields, overseeing improvement projects, and increasing farm efficiency and appearance. Identifying and implementing these deliverables is a win-win for operators and landowners as capital is put back into the farm which drives production, fertility, sustainability, and appreciation.

Once quality operators are identified and engaged, we foster these relationships and offer opportunities to expand operations as acres become available. Peoples Company also recognizes these farmer partners by hosting appreciation dinners in regions where we manage farms and the 'Farmer of the Year Award' given each January at the Land Investment Expo.

Transparency & Communication

Our managers foster collaborative relationships with operators to ensure information flow to the landowner as well as clearly defined goals and expectations which keep managers, landowners, and operators all aligned.

Sustainable Practices

Peoples Company manages farms according to the Leading Harvest Sustainability Standard and seeks to partner with operators who value conservation and implement sustainable practices on their farms.

Long-Term Approach

Our managers work with landowners and operators to complete improvement projects for long-term value versus focusing on one production year. This approach emphasizes the value of cultivating long-term relationships to minimize turnover and maximize performance.

Operator Dinner

Peoples Company seeks to build long-term relationships with farm operators across the country. Our team does this in numerous ways including an annual appreciation dinner to acknowledge the hard work and dedication of our operators.

Farmer of the Year

Beginning in 2023, Peoples Company established a ‘Farmer of the Year’ award to recognize one of our operators who demonstrates excellence in production, sustainability, stewardship, and reporting. This award is presented annually during the Land Investment Expo.

Operator Database

Farm operators seeking to expand their operational footprint are encouraged to join the Peoples Company tenant database. Managers seek to vet potential tenant operators in advance of rental opportunities to ensure landowner-tenant goals are aligned.

Solutions For Farmers

Peoples Company Capital Markets represents high-net-worth individuals, family offices, institutions, and 1031 exchange investors in the acquisition of farmland assets. Our Capital Markets team aims to partner with farm operators to expand production acres while providing investment-grade assets for our capital partners. Capital Markets can also provide creative solutions to allow operators to gain access to working capital, restructure balance sheets, and provide liquidity through sale-leasebacks and deal structuring arrangements on both short-term and long-term agreements.

Structure a Sale-Leaseback

Operators may not need to own an asset but may prefer to retain the production acres under a lease. This structure is useful to leverage in situations such as an existing landowner electing to sell unexpectedly, family members selling or restructuring, or an operator receiving exclusive access to an off-market opportunity. A sale-leaseback creates an opportunity for an investor to acquire the asset while establishing a long-term relationship with the operator where the operator can buy back or purchase an asset at the end of the lease term.

Gain Access to Capital

Peoples Company assists operators with obtaining capital to expand operations through a variety of structures:
· Partial ownership retention
· Growth capital
· Debt restructuring or payment
· Conventional financing
