Auction Location:
Meridian Events
1910 Meridian Ave
Cozad, NE 69130
Located between Cozad and Lexington, with convenient access to U.S. Highway 30 and Interstate 80, the offering combines productive soils, dependable irrigation, established infrastructure, and a long history of agricultural production.
The portfolio consists of 1,527.77 acres m/l, including approximately 1,501.40 FSA cropland acres. The farms are predominantly comprised of Hord silt loam, Cozad silt loam, and Hall silt loam, well suited to irrigated crop production. Historical production includes yellow corn, white corn, soybeans, and alfalfa, with both conventional and certified-organic production represented across the portfolio.
Haymaker Farms’ tillable acres are virtually 100% irrigated through 11 center-pivot systems supported by nine groundwater wells and available surface-water resources. The portfolio is located within the Central Platte Natural Resources District and Groundwater Management Area 3, in the heart of the Platte Valley, an area benefiting from the Ogallala Aquifer. Irrigation water is supplied through groundwater wells and surface-water sources, depending on the individual farm. Certain irrigation equipment is owned separately by the current tenant and is not included in the real estate sale. Details regarding Seller-owned and tenant-owned irrigation equipment are available in the offering materials.
The operation includes two newer 55,000-bushel grain bins located on Tract 5, providing approximately 110,000 bushels of on-farm grain storage. This storage capacity provides flexibility in harvest management, grain handling, and the timing of crop sales.
The nine-tract offering provides opportunities for a variety of buyers, from neighboring landowners seeking to expand their existing operations to agricultural investors and operators interested in assembling a larger irrigated farming portfolio. The multi-parcel auction format allows buyers to bid on individual farms or combine multiple tracts based on their specific objectives. The current tenant has also expressed interest in continuing to operate the farms following the sale, providing an option for buyers interested in maintaining the existing farming relationship.
Haymaker Farms offers a combination of scale, productive soils, established irrigation infrastructure, on-farm grain storage, and diversified conventional and organic production. With nine tracts available individually or in combination, the offering provides flexibility for buyers seeking irrigated farmland in Nebraska’s Central Platte Valley.
