Tract 1

Description

Tract 1 consists of 140 acres m/l located between 105th Street and 110th Street and along the west side of F Avenue, just one mile south of the Boone-Webster County line. This highly tillable tract includes 134 FSA cropland acres carrying a CSR2 rating of 81.5, with the primary soil types of Canisteo clay loam, Clarion loam, and Nicollet clay loam. The farmland acres are designated as NHEL (Non-Highly Erodible Land). The farm is available for the 2027 cropping season. The winning buyer will receive a credit at closing for the second half cash rent payment of $16,750.
 
Located at the top of Drainage District No. 22, the farm features gentle rolling slopes that naturally slope from the north toward the southeast corner, providing effective surface water drainage. One drainage tile intake has been located on the southeastern portion of the farm (see Tile Map), but no private tile maps have been made available. Directions

From Boxholm, Iowa: Travel north out of town on U.S. Highway 169 for 1.25 miles and turn right (east) onto 110th Street. Contract & Title: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. The sale is not contingent upon Buyer financing.

Earnest Money Payment: A 10% non-refundable earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of a check or wire transfer. All funds will be held in the Peoples Company’s Trust Account.

Financing: The sale of the property is not contingent upon the Buyer obtaining financing. All financing arrangements are to have been made before bid submission. By bidding, the bidder makes a representation that he/she has the present ability to perform at the bid price and will fulfill all obligations within the Real Estate Sale and Purchase Agreement.

Real Estate Taxes: Real estate taxes will be prorated between the Seller and Buyer(s) as of the date prior to closing. Taxes are approximated to the best of our knowledge in the marketing material, and the closing attorney shall confirm the final tax amount before closing.

Farm Lease: The farm is currently leased for the 2026 growing season under a Cash Rent Lease, but immediately upon harvest, the farm will be made available to the new buyer for fall tillage and fertilizer application. The farm will sell with full farming rights for the 2027 cropping season. The Buyer will receive the second half cash rent payment as a credit at Closing.

Farm Program Information: Farm Program Information is provided by the Boone County Farm Service Agency. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc., are subject to change when the farm is reconstituted by the Boone County FSA and NRCS offices.

Driveways: A driveway permit has been submitted to the Boone County Engineer's Office for Tract Two. It will be the Buyer’s responsibility to construct the driveway, including all associated costs.

Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced, and if needed, it will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.
 
Mineral Rights: A mineral title opinion will not be obtained or provided, and there will be no guarantee as to the ownership of the mineral interests on the property. Seller will convey 100% of whatever mineral rights are owned by the Seller without warranty.

Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per-acre basis.
