AgriBusiness Trading Group is offering 36.7 acres m/l of prime irrigated crop ground currently in Apple production in Umatilla County. This property is surrounded by wine vineyards and lies within the Walla Walla Valley American Viticultural Area, a sub-appelation of the Columbia Valley AVA giving the property potential for vineyard development. This opportunity lies approximately three miles Northwest of Milton Freewater, Oregon near the intersection of Edwards Rd and Lower Dry Creek Rd in Umatilla County.
There is one propane engine powered wind machine included in the sale and located within the boundary of the property. This wind machine is used, as necessary, for frost control. Many of the neighboring orchard and vineyard properties also have wind machines that potentially provide a secondary benefit to this property.
Water rights for irrigation and frost control to be included with the acquisition of the property consist of a ground water right accessed from wells located on an adjacent property through a shared water use and maintenance agreement. The orchard is accessed via paved, county roads and graveled, private farm access roads.
Please note: As a condition of the sale, the seller will consider removing the current apple orchard, post-harvest 2018. This would equate to potentially purchasing bare ground ready for vineyard or alternative crop development.
From the west edge of Milton-Freewater, follow Prunedale Dr (Co 650 Rd) northwest approximately .8 miles.
