Description

Seeking Certified General Appraiser licensed in the state of Nebraska. The Certified General Appraiser completes real estate appraisals and consulting assignments accurately and in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) and professional organizations in which membership is held. Working closely with internal teams, the Certified General Appraiser delivers best- in-class service through leveraging Peoples Company platform. The Certified General Appraiser is responsible for implementing the company’s appraisal proven process, maintaining the sales database, writing accurate property appraisal reports, supporting referrals, and ensuring USPAP compliance. The Certified General Appraiser also plays a critical role in business development through active networking, social media engagement, and participation in industry events. This role reflects the professionalism, expertise, and client-centered values that define the Peoples Company brand, setting the standard for service delivery across all appraisal activities.

Responsibilities

Appraisal Assignment Bidding

  • Assemble appraisal bids and letters of engagement.

  • Establish bids leveraging appraisal bidding matrix and assignment demands.

Sales Data Management & Market Analysis

  • Accurately identify, verify, analyze, and report sales information to support the sales database.

  • Monitor and report real estate value trends through research, analysis, and market knowledge.

Property Inspection & Report Preparation

  • Inspect subject properties and examine relevant surveys, plat maps, deed restrictions, building

    drawings/blueprints, rent rolls, and operating data.

  • Inspect, photograph, verify, and develop comparable sales data while maintaining the sales and rental

    database.

  • Prepare appraisal reports for review, compile demographic and sales data, develop value estimates, and

    maintain a project status log for management.

  • Review final report drafts for accuracy and adherence to Peoples Company brand standards and USPAP.

Client Communication

  • Maintain strict confidentiality of company records, appraisal orders, and client information.

  • Deliver exceptional customer service through professional and responsive communication.

  • Share market conditions and farmland trends to support acquisition and disposition decision making.

  • Assist accounts receivable in collecting delinquent fees.

Technology Utilization

  • Utilize FarmWorth to map, analyze, and interpret land data.

  • Leverage AgWare and/or other relevant software to verify comparable sales and complete appraisal

    reports.

  • Use drone technology for property documentation and marketing content.

  • Maintain detailed records in Salesforce, including appraisal assignments, contact database, and personal

    goals and tasks.

  • Use Dropbox for file storage according to standard operating procedures.

Business Development and Industry Engagement

  • Maintain a professional social media presence interacting with company social media channels on a weekly basis.

  • Market services to referral sources, including attorneys, CPAs, and financial institutions.

  • Cultivate relationships with new clients and referral sources in target areas.

  • Prioritize contact database growth through inputting contacts into Salesforce including clients, industry contacts, and referral sources in target areas.

  • Proactively promote the Land Investment Expo through social media, networking, and inviting key industry contacts, referral sources, and potential contacts to the Expo either in person or virtually leveraging this as a primary tool for business development.

Cross-Selling and Collaboration

  • Maintain constant communication with broader PC team (management, brokerage, and capital markets)

  • to generate referral business.

  • Share relevant market intelligence with internal teams, including land values, appraisal demands, and

  • notable sales.

  • Adhere to the company collaboration policy for all referrals and lead sharing.

  • Promote the full suite of company services by connecting clients to other divisions and team members.

  • Maintain up-to-date knowledge of all service offerings to identify cross-selling opportunities.
