Bowers Irrevocable Trust in the sale of 160 total acres m/l of prime Greene County, Iowa farmland. The farmland is located southeast of Scranton, Iowa at the intersection of paved County Highway E57/290th Street & H Avenue and in Section 7 of Greenbrier Township. The nearly 100% tillable farm includes 155.95 FSA cropland acres and an above county average CSR2 soil rating of 87.8 (compared to the Greene County average of 78.3). The primary soil types include top producing loam soils of Webster, Clarion, Nicollet, and Canisteo.
The farmland will be sold as two individual 80 acre tracts through the Buyer’s Choice Auction Method where the High/Winning Bidder can elect to purchase an individual tract or both tracts.
Tract 1: 80 Acres M/L with 78.79 tillable acres carrying a CSR2 of 87.9.
Tract 2: 80 Acres M/L with 77.16 tillable acres carrying a CSR2 of 87.7.
These high-quality farmland tracts are located in a strong farming community and would make for a great add-on tract to an existing farming operation or an investment for the Buyer looking to diversify their portfolio or hedge inflation. There are several grain marketing outlets located nearby including grain elevators and ethanol plants that can be accessed by both county and state paved highways.
Both farmland tracts are located at the top end of three different county tile drainage districts that would allow exceptional water drainage. The farm is leased for the 2023 cropping season to a local farm tenant under a cash rent lease with a flex lease provision. There are pending improvements to the districts that have not yet been reflected in the tax assessments, which will be covered by the Seller. As a result, the Buyer of Tract 1 will receive a credit of $2,000 for future drainage assessments, while the Buyer of Tract 2 will receive a credit of $500 for future drainage assessments.
County Drainage Tile:
Drainage District 117, Sub District 74:
The SW corner of Tract 1 is at the very top end of Drainage District 117, Sub District 74. There are two repairs currently scheduled to be done in spring of 2023 on a 28” section of tile in DD 117 just east of Hwy 25. The drainage outlet for DD 74 is a 38” main tile that drains into a bulkhead located 3 miles southwest to the center of Section 10 in Willow Township. From there, water flows through an open ditch to Section 21 of Willow Township.
Drainage District 128:
The southeast corner of Tract 2 is located in Drainage District 128. This farmland is located at the top of the district. There is one repair scheduled to be done the spring of 2023 in Section 18 of Greenbrier Township. The drainage outlet is located 4 miles southeast of the farm in Section 28 of Greenbrier Township.
Drainage District 85:
Drainage District 85 covers the north half of Tract 2 and includes an intake located in the ditch on the north side of the farm. The farmland tracts are located at the top end of the district. There is a repair to be completed near the drainage outlet in the spring of 2023. The drainage outlet is located 1 mile to the northeast in Section 5 of Greenbrier Township.
The two tracts will be offered on a price per acre basis via Public Auction and will take place on Friday, May 26th, 2023 at 10:00 AM at the Scranton Community Center, 900 Madison Street, Scranton, Iowa 51462. The farm will be sold as two individual tracts using the "Buyers Choice" auction method on a price per acre basis, and the high bidder can take, in any order, one or both tracts for their high bid. "Buyers Choice" auctioning will continue until both tracts have been purchased and removed from the auction. Tracts will not be offered in their entirety at the conclusion of the auction. From Jefferson, Iowa head south on Iowa Highway 4 for ten miles until 290th Street/County Hwy E57 and turn right (west). Continue straight on 290th Street/County Hwy E57 for thirteen miles. Farm Program Information: Farm Program Information is provided by the Greene County Farm Service Agency. The figures stated in the marketing material are the best estimates of the Seller and Peoples Company; however, Farm Program Information, base acres, total crop acres, conservation plan, etc. are subject to change when the farm is reconstituted by the Greene County FSA and NRCS offices.
Earnest Money Payment: A 10% earnest money payment is required on the day of the auction. The earnest money payment may be paid in the form of cash or check. All funds will be held in Peoples Company’s Trust Account.
Closing: Closing will occur on or before Monday, July 10th, 2023. The balance of the purchase price will be payable at closing in the form of cash, guaranteed check, or wire transfer.
Possession: Possession of the land will be given At Closing, Subject to Tenant's Rights.
Farm Lease: The farm is leased for the 2023 cropping season.
Contract & Title: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer financing.
Fences: Existing fences, if any, are in as-is condition and will not be updated or replaced by the Sellers. Not all tract and boundary lines are fenced and if needed, will be the responsibility of the Buyer at closing. Existing fence lines may not fall directly on the legal boundary.
Surveys: No additional surveying or staking will be provided by the Seller.
Other: This sale is subject to all easements, covenants, leases, and restrictions of record. All property is sold on an “As is – Where is” basis with no warranties, expressed or implied, made by the Auctioneer, Peoples Company, or Seller. All bids will be on a per-acre basis. Peoples Company and its representatives are agents of the Seller. Winning bidder acknowledges that they are representing themselves in completing the auction sales transaction.
