From Interstate 35 take J20 Highway (Grand River exit) west 7.8 miles to Broadway. Turn north on Broadway for 400ft then west on W 2nd St or J20 continued. Travel 5.6 miles and turn right to stay on J20 for 1.4 miles. Lake Entrance will be on your north.

Peoples Company is handling the sale of 21 lake front properties on private Sun Valley, Lake in Ellston, IA through our Online Auction Service.
All bidding concludes on Wednesday, May 31st, 2023 with all tracts closing at 4:00 PM Central Time Zone (CST).

By using Peoples Company's online auction platform, bidders acknowledge that the Internet is known to be unpredictable in performance and may, from time to time, impede access, become inoperative, or provide slow connection to the online auction platform. Bidders agree that Peoples Company nor its affiliates, members, officers, shareholders, agents, or contractors are, in any way, responsible for any interference or connectivity issues the bidder may experience when utilizing the online auction platform.
A bid placed within 5 minutes of the scheduled close of the auction will extend bidding by 5 minutes until all bidding is completed. If you plan to bid, please register 24 hours prior to close of auction. Under no circumstances shall Bidder have any kind of claim against Peoples Company or its affiliates if the Internet service fails to work correctly before or during the auction.
ALL BIDS ARE TOTAL PRICE AND NOT PER ACRE.
Purchase Agreement and Earnest Money:
Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with Peoples Company the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer financing. A 10% earnest money payment is required upon conclusion of the auction and must be received by Peoples Company within two (2) business days from the day of the auction. The balance of the purchase price will be due on or before the closing date of Friday, June 30th, 2023 for all tracts.
Surveys: No additional surveying or staking will be provided by the Seller
