Buyer’s Premium:  A 2.5% Buyer’s Premium will be applied to the overall purchase price.
Farm Lease: Farm is not leased.  No Hunting Leases currently in place.
Sale Method :  This property will be offered as 1 individual tract.
Taxes:  $144.00 per year estimated.
Minerals: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.
Earnest Payment: A 10% earnest money payment is required on the day of the auction.  The earnest payment may be paid in the form of cash or check.  All funds will be held in the Anders Law Office Trust Account. Balance due at closing.  Tom Anders, Attorney At Law in Centerville, Iowa, represents the seller and will handle the closing.                                                                                        

Contract & Title: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Peoples Company the required earnest payment.
